Factory Built Projects

A factory built project means that the construction of the structure is built in modules in a controlled factory environment then delivered to the property for final assembly and utility connections. The construction documents are pre-approved at the state level and the construction of the modules follows a very detailed quality assurance program. One of the biggest benefits of factory-built structures is the ability to develop the site work and foundations at the same time the modules are being constructed in the factory, typically resulting in a shorter overall project timeline. Additionally, modular construction offers greater quality control as the modules are built in a controlled environment, minimizing the impact of weather conditions and other external factors.

Site Built Projects

A site built project means that all materials are delivered to the property and the various construction trades travel to the project site every day to build the structure from the ground up. With this approach none of the "vertical construction" can begin until the site is cleared and the foundation is in place. A local building inspector visits the project at different phases of construction to review the work and ensure everything meets the required building codes. One of the biggest challenges with a site built project is the weather and schedule delays.
